Project Details

With a trend in warehouse conversions in the area at the time this building was a perfect candidate to residential living. Formally a belt factory (Lotus Belts) this 2 storey building had a 3rd level suspended slab added to the existing concrete slabs.

Precision marking and plenty of concrete cutting was needed to install a concrete lift shaft and fire stairs for up to date BCA and fire requirements. Micro screw piles in pad footings and steel posts on each level transferred the additional load to measured bearing pressures.

What was achieved was 9 apartments and 2 commercial shops. Feature walls of over century old brickwork from the 3 terraces the belt factory was once built on were left exposed after discovering these under old cement render. The structure of the original warehouse was kept along with new modern windows that were replicated by the design of the original steel framed windows to satisfy the conservation and heritage of the area’s history.
